Reinstatement Cost Assessments (RCAs) 

A Reinstatement Cost Assessment is used to calculate the potential cost to rebuild a structure and provide a ‘day one reinstatement’ figure, also known as the declared value.


At Wellings & Co. Chartered Surveyors we are able to undertake RCAs for all types of properties but specialise in the leasehold market specifically apartment buildings and mixed use developments. Our surveyors have many years experience undertaking RCAs and our reports offer an open assessment of the re-build costs for the property or development in question.

Specific Defect Inspections 

As a firm of chartered building surveyors we are able to offer an inspection and diagnosis service for specific building defects, we are able to examine any issue you may have and recommend causes and a suggested course of action. Our reports offer detailed analysis of any defect assessed, these can be provided to contractors or even insurers to allow for reasonable action to be taken based on our advice.

Condition & Maintenance Reports 

A large part of our business is the prepartion of condition and maintenance reports for developments of varying sizes, these are generally apartment buildings or mixed use developments. We prepare professional, user friendly reports which offer detailed insight into the current condition of a building along with any works which may be necessary to ensure that a building is maintained to a suitable level. Following on from the condition and maintenance report we are also able to prepare a speciciation for those works which may have been deemed necessary, this specification can then be offered to contractors to obtains quotations/tenders for the works.

Party Wall Matters 

Our surveyors are members of the Faculty of Party Wall Surveyors (FPWS) and as such have in-depth knowledge about the Party Wall etc. Act 1996. We can offer advice in respect of all party wall matters, drawing up and serving notices under the Party Wall etc. Act. We are regularly appointed as Party Wall Surveyor for both building and adjoining owners when disputes occur, meaning that we have been a party to many Awards served under The Act.

Project Co-Ordination & Contract Administration 

Working in the repair and maintenance field, we can manage and oversee construction work from inception through the tender stages to monitoring on-site works leading to completion. We are happy to work with a range of JCT contracts and can administer such contracts for you.

Flat Roof Surveys

Flat Roof Surveys may be required for several reasons, whether this is due to age, insurer requirements, or just reports of leakage. Subject to agreeing access onto a roof, we can offer detailed insight into its construction and condition, we are then able to produce professional written reports, confirming condition and any issues which may require attention. Leasehold Alteration Consent / Licence to Alter 

Licence to Alter is the term given to the consent that a leaseholder requires before making certain alterations to a leasehold property. Wellings & Co. Chartered Surveyors act for many freeholders in respect of leaseholders wishing to alter their property. Our surveyors can analyse any proposal to determine what is permissible under the terms of the lease whilst also evaluating the overall proposal. Then we will offer advice as to what should or should not be considered for consent.

Schedules of Condition

A Schedule of Condition is a detailed recording of a property’s condition, usually retained to use at a future time to establish a premises’ previous condition. The survey is typically included within a lease to limit the tenant’s repairing obligations to the property at lease commencement. 

We can produce a detailed Schedule of Condition for any building. This will include a large number of photographs which serve as key evidence when agreeing the condition of any building at one moment in time.
